Lenders vary considerably when it comes to the criteria they look for on
commercial mortgages.
Loan to values range from 60% - 90% and can go to 100% with extra security
or for sitting tenants purchasing the freehold of the property they rent.
Lenders will usually go by the lower of the purchase price or value for purchases
and by the value for refinances, again the criteria for the values vary depending
on the lender, these include Bricks and Mortar value also known as market
value, going concern value which takes into account the value of the business
with the bricks and mortar and forced sale value which is the value that
would be made on the property if it was sold on a forced 180 or 90 day sale.
The rates the lenders charge vary considerably as well, the lower the loan
to value and the more the availability of accounts or repayment proof the
better the rates.
There are self certification commercial mortgage lenders and most of the
lenders will take into account other outside income.

you require. Also we can negotiate with most lenders on the rate and fees.

loans made on a secured basis, unsecured loans would be of a lower amount
due to the risk involved for the lender.
